Your booking is made as a consumer, and you agree that we will not accept liability for any expenses, costs, claims or other sums that relate to any business however so suffered or incurred by you.

You must be over 20years of age at the time of making your booking and agree that the property will be used solely for the purpose of a holiday by the holidaymaker and his/her group.

Enquiries can be made by Email or telephone most days until 7.30 in the evening.

Your booking request date will be confirmed if available, and reserved for a period of 3 days so that you can make payment of your deposit. Debit card is preferred and raises no handling charge. Credit card is accepted, and in which case a processing charge of 2.5% will be added. Cheques require 5 working days clearance before acceptance.

Booking deposit

A deposit of 30% of the rental charge in £ sterling is required within 3 days of our confirming your booking. If however you are booking within 6 weeks of your holiday, payment must be made in full when you accept our confirmation of your booking.

Balance of payment

The balance of payment for your holiday is due at least 6 weeks prior to your holiday commencing.

Non payment of the final balance when it becomes due by more than 14 days will constitute cancellation of the holiday and forfeiture of the deposit payment.

Care of cottage

Our cottage is lovingly cared for and it is our determined purpose to make every effort to see that your special holiday is full of happy memories. We ask that you treat the cottage with respect and leave it clean and tidy and you must keep all furnishings and fittings inside and outside the property in a comparable state of repair and condition as at the start of your holiday. It will be carefully cleaned and checked before your arrival. If you find we have missed anything, please feel free to contact us immediately so that we put this right for you.

Breakage deposit

We require a “good housekeeping” deposit of £50 which will be returned to you within 14 days after it is established that you have left the cottage in the clean and undamaged condition as you found it on your arrival. We reserve the right to deduct from this deposit to make good any serious breakages or unjustified spills etc. This to be paid with your final payment. In the event the damage exceeds this deposit , and is not covered by insurance, we reserve the right to bill any excess to you

Cancellation

The person booking the cottage must contact us immediately, and confirm by recorded delivery if he/she wishes to cancel the booking. The cancellation only takes effect when we have received the written notice to cancel the holiday.

If your cottage booking is cancelled, no refund of monies paid will be made unless we can find another holidaymaker of the same rental value, to replace your cancelled booking.

You should consider if this and your other holiday expenditure should be covered with holiday insurance.

Occupancy

Your holiday group must not exceed the number of people on your booking request, and no daytime visitors may stay overnight unless arranged at time of booking.

Breach of this condition (which may invalidate our insurance) will entitle us( the owner) to take possesion of the property or make you leave before the end of the holiday. If this happens we will treat your holiday as cancelled by you, and you will not be entitled to a refund of monies or compensation.

We the owners, shall have reasonable access to the property if requested, during your holiday.

Pets

Under NO circumstances are pets to be brought into the cottage.

Alternative accommodation

In the highly unlikely event of an unforeseeable circumstance causing us to not have the cottage available for you, we will make every endeavour to locate suitable alternative accommodation, agreed with you , or refund all of you monies

Liability

The holidaymakers (and all other members of the booked group) personal belongings and vehicles (together with there contents) are left at the cottage entirely at there own risk.

We (the owners)accept no liability to the holidaymaker for any accident or injury to the holidaymaker (or the persons in the holidaymakers group) except to the extent such loss, damage or injury is caused by our negligence

Force majeure

Compensation payments will not apply where we cannot fulfil our obligations due to circumstances beyond our control.

This would mean any event we cannot forsee withdue care, eg. riots, war or threat of war, terrorist activity,civil strife natural or nuclear disaster, industrial disputes, adverse weather, fire, epidemic or health risk and similar factors beyond our control. In valid cases (eg, if your booking has to be cancelled before departure due to force majeure making the cottage unavailable) we will refund all of your monies paid.

By signing the contract the holidaymaker and group agree to the terms and conditions.

Law & jurisdiction

All contractual obligations arising out of these conditions shall be subject to English law and exclusive jurisdiction of the English courts
